Cladding Cleaning in London

Black streaking and algae washed off cladding panels, curtain walling and fascias with low pressure, for blocks, shopfronts and commercial units. Free survey across London.

The job, explained

What cladding cleaning involves

Cladding goes dirty in a pattern rather than all over. Water runs off the panel edges, the fixings and the window heads, carries the airborne dirt down with it, and leaves the black vertical streaking you see on almost every block and retail unit in London. A jet wash is the wrong answer: high pressure drives water past the gaskets and into the joints and cavity, which is the one thing nobody wants happening to a clad elevation. We wash it at low pressure with chemistry matched to the panel, so the streaking and the algae come off and the building fabric is left alone. Composite and aluminium panels, powder-coated and anodised finishes, uPVC, timber, render panels, curtain walling, fascias, soffits and signage all clean up this way. Most of this work is for managing agents, block managers and commercial landlords, and it is quoted as a one-off or a periodic visit rather than a contract.

Good to know

Common questions.

Is this cladding remediation or a fire safety inspection?

No, and we want to be completely clear about that because the word cladding carries a lot of weight since Grenfell. We are cleaners. We wash the outside of panels. We do not survey cladding, we do not assess fire performance, we do not carry out remediation, and we are not qualified to tell you anything about the build-up behind the panel. If you need an EWS1 assessment or remediation work, that is a fire engineer and a specialist contractor, and we would tell you so rather than take the job.

Will low pressure actually shift the black streaking?

Yes, and better than pressure does. The streaking is mostly algae and airborne dirt bonded to the surface, so it responds to dwell time and the right chemistry rather than force. Pressure knocks the loose material off and leaves the bonded film behind, which is why a jet-washed elevation often looks patchy within weeks. We let the treatment do the work, then rinse it down.

Can you reach the upper floors?

On most elevations yes, from the ground, using reach poles and a fed water system. Above that height or where the ground will not take equipment, the job needs a powered access platform or a cradle, and we will say so in the survey and price it honestly rather than quote low and then tell you it cannot be done. All work at height is planned around the Work at Height Regulations 2005.

Do you work on occupied blocks?

Yes, that is most of it. We work out the sequencing around residents and access, give you a method statement and risk assessment up front, and keep the wet work away from entrances and parked cars. We carry £5 million public liability cover, which managing agents tend to ask for before anything else.

How often does cladding need washing?

Every two to three years suits most London buildings, and elevations facing a main road or a rail line go again sooner because of the traffic film. North-facing elevations hold damp longer so the algae comes back faster than it does on a sunny side. If you are on a planned maintenance cycle we can quote it as a repeat visit and work to your schedule.

Can you do the windows and the gutters at the same time?

Yes, and it is cheaper in one visit than three. The order is gutters and fascias first, then the elevation, then the glass, because cleaning the glass before the walls means doing the glass twice. Ask for a quote on the whole envelope and we will price it as one job.
