Roof Cleaning & Moss Removal in London

Moss, lichen and algae cleared from roof tiles and slate with a soft wash, done from the ground so nobody walks on your roof. Free quotes across London.

The job, explained

What roof cleaning & moss removal involves

Roof moss is not just a look. It holds water against the tiles, pushes into the gaps between them and washes down into the gutters, so a green roof often turns into a blocked gutter or a damp problem. We clear it with a low-pressure soft wash and a biocide treatment that kills moss, lichen and algae at the root, rather than blasting the tiles with a pressure washer and taking the surface off them. The whole job is done from the ground with a Roof Wand, so nobody walks on your roof and there is no scaffold to book. Danial Ebrahimi, who runs Techno Clean, trained on that system with the British Window Cleaning Academy in June 2026.

Good to know

Common questions.

How much does roof cleaning cost?

We don't publish a fixed roof price, because the number depends on things we have to see: the size and pitch of the roof, how thick the moss has got, the tile type, and how much of it we can reach from the ground. What we can promise is a clear fixed quote before we start, usually back with you within one working day, and nothing added on afterwards.

Do you walk on my roof to clean it?

No. We clean roofs from ground level using a Roof Wand, which is a telescopic lance worked from below. That means no ladders leaning on your gutters, no scaffold to hire, and none of the cracked tiles and slipped slates that come from someone standing on a roof that was never built to be walked on.

Can you jet wash the roof instead? It looks quicker.

We don't pressure wash roofs, and we'd talk you out of letting anyone else do it either. High pressure strips the granular coating off concrete tiles and forces water under the laps, which is why a jet-washed roof can look brilliant for one season and worse than it started after two winters. A soft wash takes longer to show its full result, but it doesn't damage the thing it's cleaning.

How long before the moss is actually gone?

The heavy growth comes off on the day. The biocide then carries on working after we leave, so the finer black staining and the last of the lichen keep fading over the following weeks as the weather washes the dead growth away. If your roof was badly covered, expect it to keep improving for a while rather than looking finished the moment we pack up.

Does this work on slate as well as concrete tiles?

Yes. Concrete tiles, clay tiles and natural slate all clean up well with a soft wash, because the method doesn't rely on force. Slate is a particularly poor candidate for pressure washing since it delaminates. We look at the roof and its condition first and tell you straight if anything about it changes what we'd recommend.

Do you seal or coat the roof afterwards?

No. Roof coatings and sealants are a separate trade with their own training, and we'd rather say so than sell you something we're not set up to do properly. What we do is clean the roof and treat it so the growth stays off for as long as possible. If you want a coating quoted, that's a job for a roofing contractor.

Is anyone on the team actually trained for roof work?

Yes. Danial Ebrahimi, who runs Techno Clean, completed the British Window Cleaning Academy's RW7 roof cleaning course in June 2026 and is trained on the Roof Wand ground-based system we use. We're also fully insured with £5m of public liability cover, which is worth checking with anyone you let near your roof.
